How Building Projects Price
Multi-unit restoration projects are scoped, phased, and quoted per building — but boards deserve real planning ranges:
| Building camera assessment | Free | Representative stacks scoped and documented |
| Existing-lining inspection | $650 board report | Camera inspection + written findings with a recommendation — what is actually in the pipe |
| Stack restoration (epoxy coating) | Quoted per building | Through existing access — no unit demolition |
| Every backflow on the property | $149 domestic · $350 fire | Testing and certification — one vendor, one visit, one annual schedule |
| Typical project envelope | $50,000–500,000+ | Phased to occupancy and budget schedules |
Fixed-price contracts with phasing plans, insurance certificates, and lien releases — the paperwork package property management expects.
Not combinable — customers receive the greater of any membership discount or promotional offer.

Why Building Stacks Are Coming Due
A large share of South Florida’s older buildings run on original cast iron stacks and risers — in Deerfield Beach alone, a third of housing sits in 20+-unit buildings of exactly the vintage where cast iron corrodes from the inside out. Boards are increasingly asked to document the condition of that plumbing and to plan and fund its restoration.
The specialists who used to handle this work have thinned out, and boards now compete for licensed capacity. A full-service plumbing contractor with construction-division history, Picote-certified crews, and the fire protection license to handle every backflow on the property is what that gap looks for.
And a newer problem is surfacing: buildings that lined stacks years ago are discovering gapped, wrinkled, or slope-defective liners on camera. Almost nobody inspects this work. Our existing-lining inspection — camera plus written findings with a recommendation, $650 — shows the board what is actually in the pipe.
Frequently Asked Questions
Do residents have to move out?
No — that’s the point of trenchless restoration. Work proceeds stack by stack through existing access points, with scheduled water-off windows of hours, not days, and units re-occupied every evening.
What does the board report contain?
The camera inspection, written findings for each stack scoped, and a recommendation — restore, repair, replace, or leave alone — with phasing options and budget ranges. It is written to be read by a board and filed with the association’s records.
We’re a property manager / commercial owner, not a condo board. Same process?
Yes — and often faster, since there’s no board vote. Restaurants, retail, offices, and multifamily portfolios get the same assessment, phasing, and documentation, scheduled around business hours with COIs issued to the owner.
Our building already lined its pipes. Why inspect it?
Because gapped or slope-defective liners are common in older installs, and they fail quietly. The $650 existing-lining inspection gives you camera evidence and written findings either way: a clean report the board can file, or documented findings with a recommended fix.
Can you take over our backflow testing too?
One vendor, one visit, every backflow on the property — domestic, irrigation, and fire — tested, filed, and on an annual schedule. Testing and certification is $149 per domestic or irrigation assembly and $350 per fire assembly. As a Licensed Fire Protection Contractor (FPC26-000047) we cover the fire line assemblies most plumbers legally can’t, so you stop splitting the work between a plumber and a fire protection company.
How do boards typically fund it?
Phasing is the lever: assessments spread across tiers and budget years, aligned to the association’s planning schedule. The free assessment gives your board the ranges to plan with before any commitment.
Can you handle buildings, not just houses?
Building work is in the company’s bones — Kyle Plumbing ran construction-division projects for decades before the residential service expansion, and roughly half its history is commercial. References available for the board packet.
